A Spanish Revival landmark in Los Feliz is brought forward without erasing its past, the original arches now framing a quieter interior.

The renovation reads the house carefully before touching it. Plasterwork is repaired rather than replaced, and the original tile is kept where it can be, grounding the new work in the building's own history.

Against those bones, the interiors go spare. Heavy drapery and dark wood are stripped out in favour of lime-washed walls and a handful of considered pieces, letting the architecture carry the room.

The courtyard becomes the centre of gravity again, its fountain restored and its arcade left mostly empty, an outdoor room measured by light and shade rather than furniture.
